The regular monthly meeting °f the Huntley Planning Commission was called to order at 7:30 p.m. on December 11, igsg, by Chairman Wilmer Rohlwing
Those members of the board present were Darick Franzen Ed Domagalski, Robert Schachtner. Jack Daum and Paul Mercer. Also present were Mayor Dhamer and Building Inspector Schaller
The minutes of the November 13. 1989, meeting were read Mr. Franzen moved to accept the minutes as read. Mr. Domagalski seconded. Motion •carried. The agenda was read
The first order of business was presented by Mike G"smer. Mr. Grismer presented his Preliminary
Plans for duplexes on Grove Street property. Baxter ic
Woodman letter of November 13, 1989, was read. The board reviewed the plans. The duplexes will be ranch-style facmg Grove with story and a
half exposure in rear. They will be all brick with one "r garages per unit with drive wide enough for three
"rs across. Thirty feet from garage set back at edge of
sidewalk. Each unit will have 1100 feet upstairs and lower level at 850 totalling approximately 1900 square feet per unit.
Mr. Daum moved to accept the Preliminary Plan pre¬ sented by Mike Grismer for this property on Grove
Street. Mr. Franzen seconded
Upon roll call there were six (6) ayes and no (0) nays, motion carried. Mr. Grismer needs to return with Final Plans.
The next order of business was presented by Frank
Mercuri. He presented plans for retail store on Main
Street. Chairman Rohlwing
^Poke with Baxters Woodman this morning and plans have been approved by them
December 8, 1989, letter from
Baxter & Woodman was read Mr. Mercuri said he will
•comply with everything except
replacing sewer. Mayor Dhamer said they will have to have
an examination by TVing the
=ewer and find out what needs to be done. Since the sewer « working ok now, this
project will add to it and will not be able to handle

Mr. Grismer, who owns the building next to Mr. Mercuri's property, said that an inch and a half of rain will be backed up in his basement following a heavy rain.

Mr. Mercuri was presenting
a Preliminary Plan. The board had received copies of plans but none with turning lanes and streets shown. Mr
Mercuri had a copy, which the board then reviewed The
Mayor told Mr. Mercuri that
since the county has some
jurisdiction for Main Street
they should also see these ' plans.
Mr. Mercer wondered about
fencing or berms between
parking lots with church,
rest of plans look ok. Mr.'
Mercuri said is something is
needed, he'll put it in.
Mr. Mercuri needs to get
sets of site plans "C" to
Planning Commission members
for review before a vote can be called.
There was then discussion
about the shed Mr. Mercuri
wants to move to his property. Mr. Mercuri has been unsuccessful at his attempts to reach the Village Attorney about this matter.
Mr. Mercer moved to bring
matter of Bob Kunde off the
table. Mr. Franzen seconded.
Motion carried. Chairman Rohlwing said the
legal advice was (1) B-2 zoning is correct for 5,000 square feet; (2) Ralph Hardy
said he did work, but was not plat subdivided. Attorney Kukla did not know why, so now they need to plat subdivide and then decide on
zoning. Mr. Daum noticed on plat of survey that every¬ thing is ok for subdivision smce there are separate Pm numbers and tax bills. After that was determined then the Kunde's were seeking rezoning from R-2 to B-2. Mr. and Mrs. Kunde presented consents
signed by adjoining property owners stating they don't
mind that being rezoned to buisness.
Mr. Domagalski moved to
approvechange of Zoning for
K-d* 3 property from R-2 to B-2-For lack of a second motion died.

Mr. Schachtner moved to
deny B-2 request from Kundes Mr. Franzen seconded. Roll call vote was as follows: Franzen, aye; Domagalski nay Schachtner, aye; Daum, aye- ' Mercer, aye; Rohlwing, aye ' There being five (5) ayes and one (1) nay, motion carried. The next meeting will be January 8, 1990. Concept

farms will be presented.
Mr. Joe Manning told that board that he still objects to the strip mall of Mercuri's.
