Planning Commission Minutes
July 11, 1988
The regular monthly meeting of the Huntley Planning Commission was called to order at 7:30 p.m. by Chairman Wilmer Rohlwing. Those members of the board present were Jack Daum, Ron Hahn, Joe Gow, Ed Domagalski, Paul Mercer and Robert Schachtner. Also present was Mayor Dhamer.
The minutes of the June 13, 1988, meeting were read. Mr. Gow moved to accept the minutes as read. Mr. Domagalski seconded. Motion carried. The agenda was read.
The first order of business was presented by Mr. Jim Hilbert. He has a duplex on Main Street next to Patterson Lumber and comer of Janice Drive. The duplex is on .9 of an acre and would also like to add two four-unit buildings on same parcel. The new buUdings would be up and downstairs for each unit. He plans for parking for two for each with handk:»pped. The present garage will be removed. It is coned R-5 according to map. The existing unit would be brought up to look like new units. He is proposing a density of 25 per acre, which is too high according to Village ordinance.
Mr. Daum moved that the Huntley Planning Commission table this plan until next meeting. The concept is good and good use of land, but needs further work.
No second, motion died.
Mr. Hilbert smd that they have considered not putting up one of the tour-unit buildings in the back. They plan a 30 foot buffer all around of natural vegetation or cedar fencing. The units are 30 foot from lot lines. Left lines are 80 foot to residential area and 30 foot to Patterson. Chief Rossi expressed his concern for the extra traffic in the area.
The Boning of the property was discussed at length. It was zoned business and then changed about 15 years ago to residential.
Building Inspector Spradlin entered the meeting.
Mr. Borowitz questioned the coning stating that it was
zoned for business 15 years ago and now zoned R-5. It was changed from R-3 when new maps were made at which time R-3 was duplex. He questioned if this is to be zoned duplexes or apartments. The 1984 map was R-3 which means it would have been duplex. How was it changed? There was much discussion on this.
The Mayor stated that the only way to know for sure would be to have the Village Clerk check back through the zoning board minutes.
The board questioned Mr. Hilbert about having another duplex there and he stated that it would not be economically feasible for duplexes.
Mr. Hahn moved to table this matter until proper status of the coning on such property owiied by Jim Hilbert on Main Street can be made. Mr. Domagalski seconded. Roll call vote was as foUows: Gow, aye; DomagaUki, aye; Daum, aye; Mercer, nay;
