Minutes Of Huntley Planning Commission
March 13, 1989
The regular monthly meeting of the Huntley Planning Commission was called to order at 7:30 p.m. by Acting Chairman Paul Mercer. Those members of the board present were Jck Daum, Ed Domagalski, Ron Hahn and Robert Schachtner. Also present was Mayor Dhamer.
Mr. Hahn moved to disperse with the reading of the minutes. Mr. Schachtner seconded. Motion carried. Mr. Mercer noted that on page six of the minutes it refers to Mr. Mercuri, who purchased old Robinson building. The newspaper had printed Mr. Mercer by mistake instead of Mercuri.
Mr. Gow entered the meeting. The agenda was read.
The first order of business was presented by Mr. Jim Hilbert who showed the sites for this duplexes on Main Street. He is seeking, at this time, approval of building sites and frontage of Lot 3, second building. Mr. Mercer asked if he was able to obtain easement for third lot. Mr. Hilbert said the Homeowner's Association has not met yet, not until April, and then he would need 100% approval of homeowners. Without easement he would need two variances (l) for frontage on second building on Lot 3 and (2) for drive- way. He would go off of Janice if he could get approval. He needs 30 foot frontage for all lots. If he can come off of Janice he should turn building toward Janice Drive. If he turns building and is able to enter off of Janice, no need for variance. Mr. Hilbert was told he needs an updated final drawing with building turned 90 degrees so to face west on Lot 3. He will be back next month.
The next order of business was presented by Mr. Mercuri who has bought the old Robinson factory. He is here seeking ideas as to best use of building. He also had his architect with him. The architect stated he believes building is a historic landmark and that restoration would be their first approach. However, if that becomes uneconomically feasible, they would scrap and seek PUD, but would like board's suggestions, mostly in residential area. The Victorian house - from seeing externally he would like to document it as a landmark and would like to preserve it. Building on outside with modifications, has potential. The steel buildings in the back they would like to clean up and see what it would be to take down and move. Eventually most of them will be gone.
Mr. Gow suggested use as a library building. The architect said there would be a structual problem and hadn't considered.
The proposed density for Huntley per acre is 12 - 13 people. The architect said they would then have to consider a PUD. If structurally sound and it worked out, they are considering a PUD
