Huntley Planning Commission Met
. The regular monthly meeting of the Huntley Planning Commission was called to order at 7:50pm by Chairman Wilmer Rohlwing. Those members of the board present were Ron Hahn, Paul Mercer, and Jack Daum. Also present was Mayor Dhamer.
The first order of business was presented by Mr. Ron Stone- breaker, developer and builder for Huntley Ridge Townhomes along Algonquin Road; also Mr. Herb Jackish, owner of the property and Mr. Jim Henschon, engineer. They are seeking a Preliminary PUD approval for this property. Mr. Stonebreaker presented demographics showing types of people these units sell to. They are all 2 bedroom units and statistics show only 2 school age children in 128 units. The proposed project is on 4.5 acres with 26 units for a density of 5.78 units per acre. The ranch style on each end of each building will be 1410 square feet, full basement
2-car garage and 2 bedroom. The two-story units will have the same but will be 1900 plus square feet in size. All will have walkouts facing golf course. He showed photographs of other projects. The prices will probably be between $125- $135,000. There will be one additional outside parking stall in addition to 2-car garage. Demographics show average of 1.34 cars per unit.
They are waiting for Natural Resources Inventory and Endangered Species Determin¬ ation reports as required by the Administrator.
Mr. Mercer moved to recommend to the Huntley Zoning Board and the Huntley Village Board to accept as presented the Preliminary PUD for Huntley Ridge Townhomes, pursuant to approval of final two items.
Mr. Hahn seconded. Discussion followed.
Mr. Henschon said engineering plans were submitted to Baxter

Copy wets made for Planning Commission. Mr. Jackish has been working with Ken Bakley and Jim Rakow of the County concerning the off-site sanitary sewer line. This will all need to be worked out before anything can be finalised.
