Trust Fund Set Up To Aid Tracy Frihart ^
A trust fund has been established at the State Bank of Huntley for Tracy Frihart, son of Sue and Terry Frihart of 11003 Bonnie Brae Rd., Huntley. Tracy suffered a spinal cord injury, a severe concussion and several broken bones in a fall while vacationing in Colorado with friends. The family has incurred many expenses and will continue to do so, as Tracy is flown home by a special, trauma-equipped air ambulance and receives many operations and therapy. Some fundraisers are being planned. The first will be a spaghetti dinner and auction on Sept. 20 at Huntley High School where Tracy is a senior. Anyone who would like to help with tlie fundraiser, call 669-2836.
If you would like to send a donation to the trust fund, make your check payable to the Tracy Frihart Trust Fund and take or mail it to the State Bank of Huntley, N. Rt. 47, Huntley, IL 60142.
Huntley Chamber Looking For Crafters ^-^
The Huntley Area Chamber of Commerce and Industry is searching for crafters who would like to participate in Huntley's Septemberfest '93 on September 25th. The event will be held as a kick-off to Chamber of Commerce Week. A
sidewalk sale will be held by area retailers and crafters will set up in the Town Square Park. If you would like to participate in this event, call the Chamber " office for more details at 708-669-0166.
Jim Doyle Opens New Deli In Huntley
Jim Doyle is ready to serve his customers a wide variety of foods and neccessities at his Walk-In Pantry and Deli on Rt. 47 in Huntley.
On July 9th, Jim Doyle opened his new Walk-In Pantry and Deli at 10716 Rt. 47 in Huntley, located between the Dairy Mart and Hoppy's Barber Shop. The deli offers a variety of freshly-made salads, an assortment of cheeses and several kinds of lunch meats. There are already-prepared sandwiches or Jim is happy to take orders over the phone (669-0306) or create an individual specialty.
The pantry is stocked with soft drinks, juices, snacks, chips, frozen pizzas and other foods. Good Humor bars & other ice cream specialties, an entire dairy section, candy, cigarettes, dry goods, a selection of over-the-counter remedies, newspapers and disposable diapers.
Fresh bakery goods are supplied by the Riverside Bakery of McHenry, and there is always freshly-brewed
coffee available. Very soon they will be offering Instant Lottery tickets.
The owners, Jim and Patty Doyle, reside in Cary and have been owner-operators for the past five years of the White Hen Pantry located at Rt. 176 and Walkup Rd. in Crystal Lake. Jim has an extensive background in the food service industry, beginning with the Jewel food store chain as a teen-ager bagging groceries. When he moved on fifteen years later, he had been store manager in several suburban Jewels. Here in Huntley, the Walk-In Pantry anii Deli is an independent business.
The Doyles looked at various possible sites for their new business but the location on Rt. 47 is what- strongly appealed to them. The hours are 5 am-10pm on M-Sat. and Sun. 8am-10pm.
Prime Group's Huntley Factory Shops Receive Approval lAt Special Planning Commission Meeting
August 23, 1993 Meeting Minutes
A special meeting of the Planning Commission was called to order at 7:10 p.m. by Chairman Rohlwing. Members of the Board present were: Brown, Hahn, Domagalski, Franzen, and Schachtner. Also attending were Mayor Dhamer, Administrator Nelis, members of the Zoning and regular Village Boards. Purpose of Special Meeting:
Review and discuss site plans for the Huntley Factory Shops, Phase 1. Prime Development Group Presentation:
Staff members of Prime Group and its representatives proceeded with their presen¬ tation: a synopsis of that presentation follows.
- This is a continuation of the annexation and zoning process started over three years ago. They are seeking approval tonight on the Huntley Factory Shops (approximated 81 acres). There are two parts that relate to the process: (1) site plan approval process
and to formally present evidence to show they comply with the annexation agreement; and (2) submission of plat of subdivision. They are looking to start site construction in mid-September and start building by the end of October. The Plat of Resubdivision and final engineering plans are to follow.
- The Prime Group brought with them tonight all of their technical team involved in this project for questions and answers on any issues. An introduction by Prime Group of members attending was made.
- A visual overview of the project was presented showing the basic layout and location of the 81-acre parcel. Project was spotted as bordering Freeman Road and the Northwest toUway.
- A summary was provided of outlet stores in various locations which Prime has recently opened and expanded. Huntley Factory Stores is
anticipated to open in June of 1994.
- A slide presentation was conducted, showing past and future projects of the Prime Group. Prime is claiming development of 45% of store outlets in the U.S. in 1993.
- Presentation of non-tech¬ nical drawings. It was shown that Phase 1 of the Huntley Factory Shops will total approximately 180,000 square feet. The architectural design will be open-air effect; a food court will be included. A budget of $300M-$400M will be allocated for landscaping.
- Employment at outlet stores averages 600-700 square feet per employee. Question bv Commission: What is the estimated sales tax revenue the Village would realize by Phase 1, and when would that revenue officially kick in?
Prime Group: The revenue would by "High". Although dollar figures are not presently available to them,
a quarter of a million dollars should be realized frotn Phase 1 the year after.
- Prime Group explained their intention of construc¬ tion of an elevated water tank (1 million gallon). Question by public: Would this improve the quality of water in Huntley?
Prime Group: There would be a definite improvement in the water quality. There would be an 800-1000 gallon-per-minute capacity on the well itself.
- Prime Group legal representative stated that the site plan is in compliance with retail land use, landscaping and set¬ back standards.
- Architectural, parking and exterior lighting requirements. They will meet all of the requirements. Variations requested would be 39-feet light poles in lieu
of 29-foot poles for aesthetic reasons and the addition of a cupola beyond height requirements. They are providing approximately 50%
more parking than needed and more handicapped parking than required.
Question by Commission: Are parking figures for Phase 1 only?
Prime Group: Yes - Standards for streets and major entry ways were reviewed through a presentation by SDI Consultants. Major points were that Route 47 would exceed the requirements of the Village and IDPT; and Freeman Road would be located 2000 feet north of the west - off-ramp of the tollway. Question from public: Would a "clover-leaf" be constructed? Prime Group: Would appear to be in southwest quadrant at this time and would not impact the Shopping Center. SUMMARY BY PRIME GROUP:
All evidence has been provided to the aforemen¬ tioned requirements. Based'on the above, they respectfully request approval of the site plan by the Planning Commission.
