Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds a reduction in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Joel Platt, the appellant, by attorney Christopher Mullen of
Chicago and the Cook County Board of Review.
The subject property consists of a four-year-old, two-story style
single-family dwelling of masonry construction containing 3,469
square feet of living area and located in Niles Township, Cook
County. Amenities include a partial basement, air conditioning,
a fireplace and a two-car garage.
The appellant, through counsel, submitted evidence before the
Property Tax Appeal Board claiming unequal treatment in the
assessment process as the basis of the appeal. In support of
this argument, the appellant offered a spreadsheet detailing four
suggested comparable properties located within three blocks of
the subject. These properties consist of two-story style single-family
dwellings of frame or frame and masonry construction from
31 to 45 years old. All of the comparable dwellings contain air
conditioning and three have fireplaces. The comparables range in
size from 2,100 to 2,961 square feet of living area and have
improvement assessments ranging from $9.20 to $10.92 per square
foot of living area. A copy of the subject's 2003 board of
review final decision was also included. Based on this evidence,
the appellant requested a reduction in the subject's improvement
assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's final improvement assessment of
$43,490, or $12.53 per square foot of living area, was disclosed.
In support of the subject’s assessment, the board of review
offered property characteristic sheets and a spreadsheet
detailing three suggested comparable properties located in the
same coded assessment neighborhood as the subject. The
