Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds a reduction in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Joseph Bruno, the appellant, and the Cook County Board of Review.
The subject property consists of 2,339 square foot parcel
improved with a two-year-old, two-story style single-family
individually owned townhouse of frame and masonry construction
containing 1,396 square feet of living area and located in Bremen
Township, Cook County. Amenities include one full bath, one half
bath, air conditioning and a one-car garage.
The appellant appeared before the Property Tax Appeal Board
claiming unequal treatment in the assessment process as the basis
of the appeal. In support of this argument, the appellant
offered a spreadsheet detailing six suggested comparable
properties. The appellant testified the comparables are located
within two blocks of the subject. These properties consist of
two-story style single-family dwellings of frame and masonry
construction two or seven years old. All of the comparable
dwellings contain one full bath, one half bath, air conditioning
and have one car garages; three also have fireplaces. The
comparables range in size from 1,427 to 1,500 square feet of
living area and have improvement assessments ranging from $8.90
to $11.89 per square foot of living area. Three of the
properties submitted are condominium townhouses and three are
individually owned townhouses. The three condominium units are
part of a 49,823 square foot parcel and the percentage of
ownership allocated to each condominium unit is unknown. The
three individually owned townhouses have parcel sizes ranging
from 2,991 to 3,275 square feet with land assessments of $0.24
per square foot of land area. A copy of the subject's 2005 board
of review final decision was also included. Based on this
evidence, the appellant requested a reduction in the subject's
assessment.
