Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds a reduction in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

TOTAL: $ 27,186
Subject only to the State multiplier as applicable.
Final administrative decisions of the Property Tax Appeal Board
are subject to review in the Circuit Court or Appellate Court
under the provisions of the Administrative Review Law (735 ILCS

The parties of record before the Property Tax Appeal Board are
Dallas & Donna Bennewitz, the appellants, and the Cook County
Board of Review.
The subject property consists of a 32-year-old, residential, two-bedroom
condominium unit containing 1,170 square feet of living
area with one and one-half bathrooms, air-conditioning, a
fireplace and a one-car garage. The subject is part of one of 38
buildings which comprise the Wildberry condominium development,
known as Valley Lo, located in Northfield Township, Cook County.
The appellant, Donna Bennewitz, appeared before the Property Tax
Appeal Board claiming unequal treatment in the assessment process
as the basis of the appeal. In support of this claim, the
appellants submitted assessment data and sales information on 37
residential condominium units located within the Valley Lo
development. The appellants also submitted a two-page brief, a
building location map for the Valley Lo development as well as
floor plans for the three different models offered at Valley Lo.
The appellants asserted the following: that the two-bedroom units
contain 1,170 square feet of living area with one and one-half
baths and a one-car garage, the three-bedroom units contain 1,690
square feet of living area with two and one-half baths, an eat-in-
kitchen, a full size dining room and a two-car garage and the
deluxe three-bedroom units contain 1,990 square feet of living
area as well as a den and an upstairs deck. Of the 37
condominium properties provided by the appellants, seven are two-
