PROPERTY TAX APPEAL BOARD'S DECISION
APPELLANT: Harry Kanta
DOCKET NO.: 06-22482.001-R-1
PARCEL NO.: 15-29-410-057-0000
The parties of record before the Property Tax Appeal Board are
Harry Kanta, the appellant, by attorney Rusty A. Payton of the
Law Offices of Rusty A. Payton, P.C., Chicago, Illinois; and the
Cook County Board of Review.
The subject property is a 40-year old, multi-level style dwelling
of masonry construction containing 1,920 square feet of living
area with a partial, finished basement.
The appellant’s appeal is based on unequal treatment in the
assessment process. The appellant submitted for consideration
four comparable properties described as multi-level masonry
dwellings that are between 34 and 38 years old. On the
appellant’s map, the comparables are located approximately one-half
to three-quarter mile from the subject property. The
comparables contain from 1,739 to 2,362 square feet of living
area and have improvement assessments ranging from $10.20 to
$14.47 per square foot. The subject’s improvement assessment is
$16.56 per square foot. Based on this evidence, the appellant
requested a reduction in the subject's improvement assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's final assessment was disclosed.
The board of review presented three comparable properties
consisting of multi-level masonry dwellings that are either 37 or
39 years old. One of the comparables is located on the same
block as the subject; another is located nearby; and the other
one, based on its parcel index number, is located approximately
one-half mile away. The dwellings contain from 1,796 to 1,836
square feet of living area and have improvement assessments
ranging from $16.81 to $16.99 per square foot. Based on this
