Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Marshall Shapo, the appellant, by attorney Julie Realmuto of
McCarthy & Duffy, Chicago, Illinois; and the Cook County Board of
Review.
The subject property is a 94-year old, two-story style dwelling
of frame and masonry construction containing 2,838 square feet of
living area with a full, unfinished basement.
The appellant’s appeal is based on unequal treatment in the
assessment process. The appellant submitted for consideration
three comparable properties described as two-story frame or frame
and masonry dwellings that are between 91 and 111 years old. On
the appellant’s map, one of the comparables is located in the
same tax block as the subject, and the other two are located
approximately one-quarter to one-half mile away. The comparables
contain from 3,332 to 3,355 square feet of living area and have
improvement assessments ranging from $10.67 to $14.00 per square
foot. The subject’s improvement assessment is $19.83 per square
foot. Based on this evidence, the appellant requested a
reduction in the subject's improvement assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's final assessment was disclosed.
The board of review presented four comparable properties
consisting of two-story frame and masonry dwellings that are
between 85 and 104 years old. The comparables are located four
to seven blocks from the subject property. The dwellings contain
from 2,576 to 2,697 square feet of living area and have
improvement assessments ranging from $20.29 to $22.83 per square
foot. Based on this evidence, the board of review requested
confirmation of the subject's assessment.
