Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Francis Sheehan, the appellant, by attorney Rusty Payton of Rusty
A. Payton, P.C., in Chicago, and the Cook County Board of Review.
The subject property is a 13-year old, two-story style dwelling
of frame and masonry construction containing 3,383 square feet of
living area. Features of the home include central air-conditioning,
one fireplace and a full unfinished basement.
The appellant's appeal is based on unequal treatment in the
assessment process. The appellant submitted four comparable
properties described as two-story frame and masonry dwellings
that are 10 to 13 years old for consideration. Three comparables
have central air-conditioning, while all of them feature full or
partial basements and a fireplace. The properties contain 3,363
to 3,664 square feet of living area and have improvement
assessments of $8.31 to $9.61 per square foot. The subject's
improvement assessment is $11.83 per square foot. Based on this
evidence, the appellant requested a reduction in the subject's
improvement assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's final assessment was disclosed.
The board of review presented four comparable properties
consisting of two-story frame and masonry dwellings that are 9 to
13 years old. All the comparables feature full unfinished
basements, central air-conditioning and a fireplace. These
properties contain 3,203 to 3,376 square feet and have
improvement assessments of $11.70 to $12.26 per square foot.
Based on this evidence, the board of review requested
confirmation of the subject's assessment.
