PROPERTY TAX APPEAL BOARD'S DECISION
APPELLANT: Jeffrey Poorman
DOCKET NO.: 06-21913.001-R-1
PARCEL NO.: 14-19-225-029-0000
The parties of record before the Property Tax Appeal Board are
Jeffrey Poorman, the appellant, by attorney Julie Realmuto of
McCarthy & Duffy, Chicago, Illinois; and the Cook County Board of
Review.
The subject property is improved with a 108-year old, two-story
dwelling of frame exterior construction containing 1,716 square
feet of living area with a full unfinished basement and a one-car
detached garage.
The appellant's appeal is based on unequal treatment in the
assessment process. The appellant submitted information on four
comparable properties described as two-story frame dwellings that
range in age from 96 to 116 years old for consideration. The
comparables range in size from 1,923 to 2,091 square feet of
living area and had the same neighborhood and classification
codes as the subject property. The comparables have improvement
assessments ranging from $23.02 to $25.02 per square foot of
living area. The subject's improvement assessment is $62,163 or
$36.23 per square foot of living area. Based on this evidence,
the appellant requested a reduction in the subject's improvement
assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's final assessment was disclosed.
The board of review presented descriptions and assessment
information on two comparable properties consisting of two-story
frame dwellings that are 108 and 110 years old. The dwellings
have the same classification and neighborhood codes as the
subject property. The dwellings contain 1,428 and 1,722 square
feet of living area, respectively. These properties have
