Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is

The parties of record before the Property Tax Appeal Board are
Corey Engesser, the appellant, by attorney Julie Realmuto of
McCarthy and Duffy, Chicago, Illinois; and the Cook County Board
The subject property is a 95-year old, two-story style dwelling
of frame construction containing 2,560 square feet of living area
with a full, unfinished basement.
The appellant’s appeal is based on unequal treatment in the
assessment process. The appellant submitted for consideration
four comparable properties described as two-story frame dwellings
that range in age from 110 to 115 years old. The comparables
contain from 2,456 to 3,030 square feet of living area and have
improvement assessments ranging from $16.22 to $16.80 per square
foot. The subject’s improvement assessment is $21.45 per square
foot. Based on this evidence, the appellant requested a
reduction in the subject's improvement assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's final assessment was disclosed.
The board of review presented descriptions and assessment
information on four comparable properties consisting of two-story
frame dwellings that range in age from 105 to 125 years old. The
dwellings contain from 1,986 to 2,384 square feet of living area
and have improvement assessments ranging from $21.55 to $23.23
per square foot. The board of review also provided information
disclosing the subject property sold in September 2003 for a
price of $677,500. Based on this evidence, the board of review
requested confirmation of the subject's assessment.
