Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
George Kazarian, the appellant, by attorney Jerrold H. Mayster
with the law firm of Mayster & Chaimson, Ltd. in Chicago, and the
Cook County Board of Review.
The subject property consists of a 43-year-old, one-story,
single-family dwelling of masonry construction containing 1,344
square feet of living area and located in Proviso Township, Cook
County. Features of the residence include two full bathrooms, a
full-finished basement, air-conditioning and a two-car detached
garage.
The appellant, through counsel, submitted evidence before the
Property Tax Appeal Board arguing unequal treatment in the
assessment process of the improvement as the basis of the appeal.
In support of this claim, the appellant submitted assessment data
and descriptive information on six properties suggested as
comparable to the subject. The appellant also submitted a three-page
brief, Cook County Assessor's Internet Database sheets for
the subject and the suggested comparables as well as other
information. Based on the appellant's documents, the six
suggested comparables consist of one-story, single-family
dwellings of masonry or frame and masonry construction located
within the same survey block as the subject. The improvements
range in size from 1,405 to 1,652 square feet of living area and
range in age from 40 to 45 years. The comparables contain from
one to two and one-half bathrooms, a full-finished or unfinished
basement and a one-car or two-car garage. Five comparables have
air-conditioning. The improvement assessments range from $8.88
to $10.47 per square foot of living area. The appellant's
