Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Maisa Khair, the appellant, by attorney Julie Realmuto of
McCarthy & Duffy, in Chicago, and the Cook County Board of
Review.
The subject property consists of an 11 year-old, two-story style
frame dwelling that contains 1,610 square feet of living area.
Features of the home include central air-conditioning, one
fireplace, a full unfinished basement and a two-car garage.
Through an attorney, the appellant submitted evidence to the
Property Tax Appeal Board claiming unequal treatment in the
assessment process as the basis of the appeal. In support of
this argument, the appellant submitted photographs and a grid
analysis of four comparable properties that appear from a map
included in the appellant's evidence to be located from a few
blocks to over half a mile from the subject. The comparables
consist of two-story style frame dwellings that range in age from
9 to 13 years and range in size from 1,856 to 1,946 square feet
of living area. Features of the comparables include central air-conditioning
and unfinished or partially finished basements. Two
comparables have a fireplace. While the appellant did not
describe the comparables as having garages, the photos of the
comparables depict them as having two-car attached garages.
These properties have improvement assessments ranging from
$15,153 to $17,297 or from $8.16 to $8.94 per square foot of
living area. The subject has an improvement assessment of
$19,518 or $12.12 per square foot of living area. Based on this
evidence, the appellant requested the subject's total assessment
be reduced to $19,647 and its improvement assessment be reduced
to $13,927 or $8.65 per square foot of living area.
