Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board
(hereinafter PTAB) are Brent Verhoog, the appellant; and the Cook
County Board of Review.
The subject property consists of an 11,920 square foot parcel
improved with a 64-year old, two-story, frame, single-family
dwelling. The improvement contains 1,640 square feet of living
area with air conditioning, one fireplace and a two-car garage.
The appellant's pleadings argued: first, that there were
inaccuracies as to the subject's amenities; and second, that
there was unequal treatment in the assessment process of both the
land and the improvement as the bases of this appeal.
As to the inaccuracies accorded the subject's improvement, the
appellant asserted that the subject contained one and one-half
baths, a partial basement and three bedrooms in contradiction to
the data reflected by the county assessor. In support of this
assertion, the appellant submitted copies of multiple-listings as
well as black and white photographs. In comparison, the board of
review submitted copies of the subject's printouts reflecting one
bathroom, four bedrooms and a full basement. The PTAB finds that
the best evidence of the improvement's amenities was submitted by
the appellant. Therefore, the subject's improvement contains: a
partial basement, three bedrooms, and one and one-half baths.
In support of equity argument, the appellant presented evidence
of assessment data, descriptions, and photographs on 15
properties located within a one-block radius of the subject. The
properties are improved with a one-story, one and one-half story
or two-story, masonry, frame, or frame and masonry, single-family
dwelling. They range: in baths from one to four and one half-baths;
in age from 6 to 76 years; in size from 1,151 to 7,953
