Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds a reduction in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board (PTAB)
are Siamak Jahangiri, the appellant, by attorney David Bass of
the law firm of Thompson Coburn Fagel Haber, of Chicago, and the
Cook County Board of Review (board).
The subject property consists of 81-year-old, two-story, mixed-use,
multi-family residential building of masonry construction
containing 3,315 square feet of building area. The subject
features one full bath and a basement. The appellant contends
overvaluation and lack of uniformity in the improvement
assessment as the basis of the appeal. The subject is located in
Jefferson Township.
The appellant submitted a brief in support of the requested
reduction, along with a settlement statement that the property
had sold in an arms-length transaction for $287,500. The
appellant also submitted assessment data and descriptions on four
properties located within the same neighborhood of the subject
property containing the same amenities as the subject. Each is a
two-story, multi-family, masonry constructed building with a
basement. They range in size from 2,250 to 5,808 square feet.
The properties have improvement assessments ranging from $2.70 to
$6.80 per square foot. The subject improvement is assessed at
$8.96 per square foot of living area.
On the basis of this evidence, the appellant requested a
reduction in the subject's assessment to $24,656.
The board of review submitted "Board of Review Notes on Appeal"
wherein the subject's assessment of $33,467, was disclosed. In
