Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the DuPage County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Michael Hipskind, the appellant, by his attorney, Brian Berry of
Storino, Ramello & Durkin in Rosemont, Illinois, and the DuPage
County Board of Review.
The subject property is a multi-story, single family masonry
dwelling containing 3,510 square feet of living area built in
1999. Features include four full baths with one half-bath, a
full unfinished basement, central air conditioning, two
fireplaces and an attached 600 square foot garage.
The appellant, through counsel, appeared before the Property Tax
Appeal Board claiming overvaluation in the assessment process as
the basis of the appeal. In support of this claim, the
appellant submitted a grid analysis detailing five comparable
properties, a brief, closing statement, property characteristic
sheets and photographs. The evidence depicts the subject was
purchased in April 2001 for $1,035,000. The comparables are
located within several blocks of the subject. They consist of
multi-story brick or frame dwellings built from 1927 to 2003.
The homes have central air conditioning, at lease two fireplaces
and from two full baths to five full baths. Four of the homes
have a full basement and one has a partial basement. Four of
the homes have at least some finished basement area. In
addition, the homes have garages ranging from 452 to 600 square
feet of building area. The comparables range in size from 2,991
to 4,126 square feet of living area. The homes sold from April
2001 to May 2004 for prices ranging from $1,347,000 to
