PROPERTY TAX APPEAL BOARD'S DECISION
APPELLANT: John Johnson
DOCKET NO.: 03-26746.001-R-1
PARCEL NO.: 18-07-116-024-0000
The parties of record before the Property Tax Appeal Board are
John Johnson, the appellant, by attorney Joseph G. Kusper with
the law firm of Storino, Ramello & Durkin in Rosemont, and the
Cook County Board of Review.
The subject property consists of a 19-year-old, one and one-half
story, single-family dwelling of masonry construction containing
3,196 square feet of living area and located in Lyons Township,
Cook County. Features of the home include three and one-half
bathrooms, a partial-unfinished basement, air-conditioning, two
fireplaces and a three-car attached garage.
The appellant, through counsel, submitted evidence before the
Property Tax Appeal Board arguing unequal treatment in the
assessment process of the improvement as the basis of the appeal.
In support of this claim, the appellant submitted assessment data
and descriptive information on three properties suggested as
comparable to the subject. The appellant also submitted a two-page
brief, photographs and Cook County Assessor's Internet
Database sheets for the subject and the suggested comparables and
a copy of the board of review's decision. Based on the
appellant's documents, the three suggested comparables offered by
the appellant consist of one-story or two-story, seven or forty-three
year old, single-family dwellings of masonry or stucco
construction located within several blocks of the subject. The
improvements range in size from 3,194 to 6,433 square feet of
living area. The comparables contain three or four and one-half
bathrooms, an unfinished basement, air-conditioning, one or three
fireplaces and a two-car or three-car attached garage. The
improvement assessments range from $11.09 to $13.79 per square
