Based on the facts and exhibits presented, the Property Tax
Appeal Board hereby finds no change in the assessment of the
property as established by the Cook County Board of Review is
warranted. The correct assessed valuation of the property is:

The parties of record before the Property Tax Appeal Board are
Donald Nehrke, the appellant, by attorney Edward Larkin of the
law firm of Larkin & Larkin, of Park Ridge, and the Cook County
Board of Review.
The subject property consists of 100-year-old, two-story, multi-family
residence of masonry construction containing 2,102 square
feet of living area. The subject features three full baths, a
full basement and a garage. The appellant contends unequal
treatment in the improvement assessment as the basis of the
appeal. The subject is located in Lake View Township.
The appellant submitted assessment data and descriptions on four
properties located in the area of the subject property. The
properties were two-story, multi-family residences of frame
construction, ranging in age from 95 to 100 years. They ranged
in size from 1,736 to 2,450 square feet and have improvement
assessments of $5.80 per square foot of living area each and
feature amenities such as basements and baths similar to the
subject. The subject improvement is assessed at $10.05 per
square foot of living area. On the basis of this analysis, the
appellant requested an assessment for the subject improvement of
$5.80 per square foot living area.
The board of review submitted "Board of Review Notes on Appeal"
wherein the subject's final assessment was disclosed. In
addition, assessment data and descriptions on three properties
were presented. The properties range in age from 93 to 95 years.
All are of masonry construction. Each is located on the same
block as the subject and feature amenities such as garages,
basements and baths similar to the subject. The properties
ranged in size from 2,368 to 2,432 square feet and have
